Choosing the right paving contractor matters more than choosing the material. A great crew makes cheap asphalt last; a bad crew ruins the best mix money can buy. In Florida, where sandy soil and summer storms punish shortcuts, who does the work is everything. Here's how to hire right.
Start With the Basics
- Licensed and insured. Verify both. If a worker is hurt on your property and the contractor isn't insured, that can become your problem
- Local track record. A contractor who works your area knows Florida's soil, heat, and drainage challenges
- Real reviews. Look for a consistent pattern of satisfied customers, not just a single five-star post
- Physical presence. An established business, not a truck that shows up unannounced offering leftover asphalt
Questions to Ask Every Contractor
The answers tell you whether they know the trade — and whether they're being straight with you.
- "How deep is the base and how thick is the asphalt?" A pro answers with specific numbers and matches them to your use
- "How will you handle drainage?" In Florida this must have a real answer, not a shrug
- "What's your prep process?" Look for grading and layered compaction, not just "we'll lay it down"
- "Is there a warranty?" And what exactly does it cover?
- "When should I first sealcoat?" The right answer is 60–90 days after cure — if they say "right away," they don't know asphalt
A good contractor talks about the base and drainage before they talk about the price. That's how you know they build to last.
What a Proper Quote Includes
A serious estimate isn't a number scrawled on a card. It should spell out:
- The full scope: demo, grading, base depth, asphalt thickness
- Drainage and slope plan
- Materials and square footage
- Timeline and cleanup
- Total price with no vague "extras"
If a quote skips base depth and thickness, you can't compare it fairly — and you probably won't like what you get. Our guide on why cheap asphalt fails shows what those missing numbers really cost.
Red Flags to Walk Away From
- Door-to-door "leftover asphalt" or cash-only, decide-today pressure
- No license, no insurance, no verifiable reviews
- A price far below everyone else
- No written scope, or vague answers about prep and drainage
- Demands a large payment upfront before any work
Compare Value, Not Just Price
Get two or three detailed quotes and compare what each includes. The lowest number is rarely the best value once you account for base, thickness, and drainage. The right contractor gives you a clear scope, answers your questions like a tradesperson, and stands behind the work.
