Drive through any newer neighbourhood in Windermere, Lake Mary or Winter Garden and you will see paver driveways on many of the homes. Drive through Apopka, Sanford or the older parts of Orlando and asphalt is the norm. Both are legitimate choices for a Central Florida driveway, and the honest comparison is less about which is better and more about what each one asks of the owner.
How each one handles the ground
Asphalt is a continuous, flexible surface. It spreads load across the base and tolerates a small amount of movement without cracking. Pavers are individual units on a sand bed over a compacted base. They also flex, unit by unit, which is why they handle minor settlement well: a low spot in pavers can be lifted, re-bedded and re-laid using the same units. In either case the base is what carries the load, and Central Florida's sandy soil needs the same preparation for both. Durability and wear
- Asphalt wears from the top: oxidation from sun, surface ravelling, and cracking that starts small and spreads if it is not sealed. It is maintained with periodic sealcoating and crack filling.
- Pavers wear at the joints: sand washes out, weeds and ants move in, and units shift or settle. They are maintained by re-sanding joints, occasionally sealing, and re-setting shifted units.
- Oil and fuel stain both. Asphalt is softened by it; pavers absorb it. Neither is stain-proof.
- Heavy point loads mark asphalt in summer heat and can crack individual pavers. Both need a heavier build for RVs and trucks.
Asphalt asks for a sealcoat every few years. Pavers ask for joint sand and attention to what is growing in the gaps.
Repairs
This is where the two genuinely differ. A paver driveway can be repaired invisibly, because the same units are lifted and re-laid. An asphalt repair, whether a patch or a section rebuild, is visible until the next sealcoat unifies the surface. On the other hand, asphalt repairs are fast and the whole surface can be renewed with an overlay when the time comes, which pavers cannot match. Appearance and the neighbourhood
Pavers offer colour, pattern and a finished look that suits certain homes and certain HOAs. Some communities require them. Asphalt offers a clean, uniform, deep black surface, especially after sealcoating, and it suits a wide range of homes without competing with them. If your HOA has rules about driveway surfaces, that settles the question before anything else does.
Cost and time
Every project prices differently and we do not publish figures, but the general shape is consistent: pavers involve more material and more labour per square foot to install, and asphalt is generally quicker to lay and quicker to open to traffic. Over the life of the driveway the maintenance costs are of a different kind rather than clearly higher or lower. There is also a middle path that many Central Florida homeowners choose: an asphalt driveway with a paver border, a paver apron at the street, or a paver walkway alongside. It gives the finished look at the edges where it is most visible, confines the asphalt edge, and keeps the main surface simple to maintain.
