Phasing is the whole project
A retail centre in Broward cannot shut its lot. The work has to be phased — sections closed and reopened, traffic routed, access maintained to every tenant throughout. That planning is more of the job than the paving is, and a contractor who has not thought about it in detail before starting will cause more disruption than the work warrants.
On a South Florida commercial lot, the schedule and the traffic plan are the deliverable. The asphalt is the easy part.
Night work
A great deal of South Florida commercial paving happens overnight, which brings its own considerations: lighting, noise ordinances, cooler placement temperatures, and making sure the surface is genuinely ready for traffic by opening time.
Traffic volume and shear
High-volume lots take an enormous number of low-speed turning movements, and shear is the dominant damage mechanism. Entrances, drive-through lanes and the aisles nearest the doors fail long before the outer bays, and specifying those areas more heavily is worth doing at construction.
Striping and compliance
Dense urban lots have to work hard — accessible spaces, loading zones, fire lanes, pedestrian routes and directional flow all in a constrained footprint. Restriping is the cheapest opportunity to fix a layout that has never worked properly, and it is worth taking.
